Only go with these guys, if you have time to waste, you don`t ™mind being overcharged and you want to be told that all laws are fine, whether it`s true or not. – The service was unacceptable. We asked for an additional legal document, but we gave up when (after a long wait and a hunt) we recovered our own words, but we changed to make a mistake! We listed the corrections and were then asked to do them ourselves, so we wondered what they contributed. (Other lawyers have repeatedly shared their shock that the legal clauses come from a lawyer and not from our own presumption.) – „Advice” was vague or actively misleading. Instead of pointing out or even confirming that we have legal obligations for certain repairs and maintenance, we were told that „it will never happen.” – We were „held for ransom” on the day of completion. The big bill didn`t arrive until the night before and we were told to pay it immediately or lose the house completely. Not only did we expect a reasonable amount of time to pay over £10,000, but it also overcharged us beyond the fixed offer. There was no choice but to pay more than we owed. – We were promised that all payment inconsistencies would be refunded, but our claims and evidence were always ignored. We filed a formal and expired complaint against their own 28-day written undertaking.

When we finally had a conversation, we felt like we were trying to win an argument in a courtroom instead of looking at the simple facts and numbers. It was 3.5 months after completion that we finally received the refund for the forced overpayment on the day of completion. Suffice it to say that all of this was troubling when it came to all the other complications that come with buying a home. Be warned. – Extremely arrogant team. – Your work is done by potential lawyers and not by qualified lawyers. – They took 4.5 months for my transfer. – They increased the fee by £450 on the day of the exchange. – They didn`t even communicate whether or not the completion was completed on the scheduled day.

– They left the legal work halfway and transferred the money to the beneficiaries and called it ready. – The property I bought has tenants with rent arrears, drug dealers, etc. and this company did not do any due diligence with the lender`s lawyers. – You have not received a rental deposit, no early rent from the seller, so it can be deposited into the buyer`s account. – Your online complaint will not send you confirmation, so they did this trick to hide the complaint from customers. And then you have to send them by mail and that way they can delay all incoming complaints. – So, of course, they will not accept any of their mistakes and you will go to the legal ombudsman and this other useless organisation that we have in this country. – The only next option that can have a trial. – Imagine that a simple transfer will cause you this kind of mental anguish and suffering if you hire ACROYD LEGAL. All the best, Vaiva Absolutely not recommended A simple sale of real estate to sedentary tenants that have been assigned for several months to incompetent and rarely available paralegals without autonomous initiative. Avoid at all costs As a first-time buyer, I was initially very nervous about the promotion process. But Stirling Ackroyd Legal gave me what I needed – rest and made the whole experience very enjoyable. The transport department was very efficient, accommodating and communicated regularly with me via email/phone. I was kept informed throughout the process. I will certainly instruct them again in all my legal matters. You will find the green cross in front of the name of the legal service provider. Also keep in mind that everyone makes mistakes from time to time.

In this case, it is important to know how the service provider responds to the complaint. The data also tells you whether or not we thought your own (first-level) complaint handling process was appropriate. I admit I was a little concerned about some of the reviews I read about them, but the price was good and mistakenly believed that it wasn`t too important who was „negotiating” the move. The whole process was a faff from start to finish, causing them to „forget”, to pay off our old mortgage and also forget to register our property in the land registry (among many other shortcomings) I am not in the denunciation and shame, but our case manager, Chirag Chopra, was at best inexperienced and at worst intentionally obstructive. He did not respond to emails and inquiries from me and intermediaries from buyers of our home.

In the end, developers for buyers and real estate agents guided everything through me to make sure this was followed. It was anything but a smooth and easy process. To be fair, Chirag fell under the direction of a lawyer Peter Benjamin, who was literally in action on everyone and all the missing communications. If he led by example, I`m not surprised that Chirag was so poor. After we went through approx. 4 months of absolutely shabby mediation had dragged on, we moved into the house. At the time, I had filed a number of complaints with Ackroyd Legal, including the non-existent complaints department, the CEO, the accounting team, and the lawyer. None of them were prosecuted. After moving in, we found that Ackroyd Legal had not paid off the old mortgage in full! So we spent another series of stressful days getting them to settle this payment!! I filed a complaint with the Ombudsman for the Act because I felt it was my duty to inform them of stirling Ackroyd`s many substandard practices, in the hope of drawing a line under everything. Unfortunately, this should not be the case. Until April 2022, 5 months after moving into our home, we wanted to have the insulation installed through the state`s hot house program. To do this, we had to provide our proof of land registry.

It turns out that Sterling Ackroyd Legal didn`t bother to register our property. So we get back in touch with them and they slowly start the process. We almost lose the opportunity to do the work because it takes so long. Chirag finally gets the registration and then we get a fine from the land registry because „we” aka our lower lawyers took more than 4 months to register. So begins another series of emails with Chirag at Ackroyd Legal and fortunately, they get the fine sorted at their expense. The saga of selling and buying with Stirling Ackroyd Legal has been a terrible experience. I don`t think only Peter and Chirag were responsible, but the whole company. They were neither present nor communicative and were not conducive to making it pleasant or smooth. In fact, they put the whole affair at risk!! Use these guys at your own risk. The sales pitch was good, but as soon as you signed with them, things deteriorated for us.

Pay a little more and check the reviews and go with someone else. Avoid at least the people mentioned. On the morning of the day of completion, I was told that I had to pay 7 months of service fee in advance. (About £700) I was not made aware of this at all until the day. The lawyer`s fees were also much higher than what I said. There was around £800 in research fees, which is outrageous. Basically, I had to find an extra £1000 on the day of completion, which I didn`t know.

I finally managed to borrow the money and transfer it around 5pm. Only to then be informed around 11am the next day that I now have to pay an extra £2700 to cover the moving costs for the seller as I was responsible for the delay in the sale. The receipt they sent me for the relocation fee was £1100, but the lawyers on the other side managed to make the £2700 fee because they can, it seems, do whatever they want. Especially if my lawyer is not really on my side and likes to send me another bill. For 2 days after graduation, my lawyer refused to answer the phone, the receptionist told me she would call me back but never did.
